As of October 2015, new Smoke and Carbon Monoxide Alarm (England) regulations are to be put in place. What this means is that all private rental sector landlords will need to improve the fire safety of all of their tenants and also offer protection against carbon monoxide poisoning.
With these new safety regulations, all private rented sector landlords are required to:
- Fit a minimum of one smoke alarm on each floor of their properties
- Fit a carbon monoxide alarm in all rooms that contain a solid fuel appliance
- Check that all alarms are in working order at the beginning of each new tenancy. If you choose not to comply you can face up to fines of £5000.00.
Following reports on the condition of properties in the private rented sector, these regulations come with great support as it is believed that over the next 10 years there will be 231 fewer deaths and 5,860 less injuries.
